Hardwood floor installation
Solid or engineered, laid over a subfloor we've checked for flatness and moisture first — which is what decides whether a floor stays quiet and tight years later.
Hardwood floor refinishing and sanding
Sanded back through the grits, then finished to the sheen you pick. Most floors with enough thickness left can be refinished instead of replaced.
Hardwood floor repair
Water-damaged, cupped or split boards cut out and replaced, then blended into the surrounding floor so the patch doesn't read as a patch.
Engineered hardwood installation

Historic Charleston floors
Old heart pine is dense and hard, but decades of sanding leave it thin, so it takes a careful hand and a light cut. We work around what's worth keeping rather than sanding the character out of it.
Stairs, trim and transitions

Step 01 · Consultation
We look at the existing floor or subfloor, measure the rooms and talk through species, finish and sheen.
Step 02 · Estimate and plan
A written estimate by square footage, with the prep work and the finish spelled out rather than buried.
Step 03 · The work
Prep, lay or sand, then coat. We tell you before we start how long the finish needs before furniture goes back on the floor.
Step 04 · Walkthrough
We walk the floor with you in daylight, which is when you actually see a finish. It isn't done until you're happy.

Hardwood flooring questions, answered
Should I refinish my hardwood floors or replace them?
Refinishing is usually the cheaper and better answer when there's enough wood left above the tongue to sand. Replacement makes more sense when boards have been sanded thin already, when there's structural water damage, or when the floor is a thin engineered product with a wear layer too shallow to take a sanding. We can tell which it is at the visit.
Solid hardwood or engineered — which is right for my house?
It depends on the space, the subfloor and how the room is used. Both can look beautiful and last decades. Engineered tends to behave better over a concrete slab and in high humidity, which matters on the coast; solid can be sanded more times over its life. We'll walk you through the trade-offs and recommend what fits your home and budget.
How much does hardwood flooring cost in Charleston?
It's priced by square footage, but the material you choose and the condition of the subfloor move the number as much as the size of the job does. We don't publish a per-foot figure, because quoting one before measuring would be a guess. We measure on site and give you a written price with prep, material and finish itemised. The visit and the estimate are free.
How long before I can walk on a refinished floor?
That depends on the finish we use, and finishes differ a lot on this point. We tell you the cure times for your specific finish before the work starts, so you can plan around the rooms being out of use — rather than finding out on the day.
Can you repair just a few damaged boards?
Yes. Cutting out damaged boards and weaving in new ones is routine work for us. Be aware that a repair in an old floor rarely disappears completely unless the whole floor is refinished afterwards — we'll be straight with you about how close a match to expect.
Do you work on historic homes downtown?
Yes. We've refinished heart pine and restored original hardwood in whole-home projects around the Lowcountry. Old-growth boards are dense and hard, but years of sanding leave them thinner than modern flooring, so they need a lighter cut and more care at the edges. The aim is to keep the character that makes an old floor worth saving.
